Affordable and Workforce Homeownership Opportunities
This is a lottery application for FOUR (4) Affordable homes and TWO (2) Workforce homes in the Sandpiper Place development off Old South Road in Nantucket, Massachusetts. The Affordable homes will be sold at prices accessible to households with incomes at or below 80% of the Area Median Income (AMI). The Workforce homes will be sold to households with incomes at or below 175% of AMI. The homes will be ready for occupancy beginning in the summer of 2026 through the end of the calendar year.
- 2 (80% AMI) 3BR Affordable Single-Family Homes (approx. 1,900 sqft) with 1.5 bath: $357,050
- 2 (80% AMI) 3BR Affordable Homes (Duplex) with 1.5 bath (approx. 1,440 sqft): $357,050
- 2 (175% AMI) 3 BR Homes (Duplex) with 1 full bath & 2 ¾ baths (approx. 1,630 sqft): $899,400
All Affordable homes will be heated and cooled by high-efficiency, ducted heat pumps. There will be vinyl flooring throughout, with the exception of the bathrooms, which will be fitted with ceramic tile. The kitchens will be equipped with granite countertops and 4” backsplash, custom flat panel cabinetry, and stainless steel GE appliances, including electric range, microwave, dishwasher, and refrigerator. Washer and dryer hookups are also included.
Built in 2021, the Workforce homes are heated and cooled by high-efficiency ducted heat pumps. There is hardwood flooring throughout, with the exception of the bathrooms and laundry area, which are fitted with ceramic tile. The kitchens are equipped with granite countertops and 4” backsplash, painted shaker-style cabinetry, and stainless steel GE appliances, including an electric range, microwave, dishwasher, and French door refrigerator. Washer and dryer hookups are also included.
Income Limits
For AFFORDABLE units, the MAXIMUM Household Income Limits are as follows:
$83,850 (1 person), $95,800 (2 people), $107,800 (3 people)
$119,750 (4 people), $129,350 (5 people), $138,950 (6 people)
Households cannot have more than $75,000 in assets to be eligible to purchase an Affordable home.
For the WORKFORCE unit, the MAXIMUM Household Income Limits are as follows:
$203,000 (1 person), $231,875 (2 people), $260,925 (3 people)
$289,800 (4 people), $313,075 (5 people), $336,175 (6 people)
Households cannot have more than $450,000 in assets to be eligible to purchase a WORKFORCE home.

Housing Nantucket will hold an info session on April 30th at 5pm in the Community Room at the Public Safety Building at 4 Fairgrounds Road. Completed Applications and Required Income Documentation must be delivered to Housing Nantucket’s 75 Old South Road office by 2:00 pm on May 26, 2026. Applications postmarked by the deadline must be received no later than 5 business days from the deadline. The Lottery for eligible households will be held on June 2, 2026 at 5:00 PM via Zoom.
