A Win-Win: How One Man Created a New Home While Staying in His Own

(February 19, 2025)

For longtime Nantucket resident Martin “Marty” S., home has always been more than just a place to live—it’s his connection to the island he loves. But as he entered a later stage of life, maintaining his home on a fixed income became increasingly difficult. The high cost of living and ongoing upkeep made staying on Nantucket seem uncertain. Determined to find a way, Marty began exploring Housing Nantucket’s Covenant Program and soon discovered a solution that worked not just for him, but for another island family as well.

Through the program, Marty made the decision to subdivide his property, selling the newly created vacant lot at market rate while designating his home as a Covenant property—ensuring it remains a year-round residence for full-time Nantucket residents in perpetuity. The sale provided him with the financial stability to remain in his home, make much-needed improvements, and maintain his independence. At the same time, it created a new opportunity for another family to build their future on Nantucket.

With the sale now complete, site work is already underway on the newly formed lot. Clearing has begun, making way for what will soon become another home in the community. Marty’s decision didn’t just benefit him—it helped address the island’s housing crisis in a meaningful way, proving that creative housing solutions can make a lasting impact.

Marty’s story is a testament to the power of community-driven initiatives, ensuring that longtime residents can remain in their homes while opening doors for the next generation. Stay tuned as we continue to follow the progress of the Covenant Program, and join us in celebrating Marty for taking an innovative step to preserve both his home and the fabric of Nantucket’s year-round community.
