Real Estate Development Project Manager

Founded in 1994, Housing Nantucket is a private 501(c)3 nonprofit corporation dedicated to creating and preserving attainable housing for the island’s year-round community. To date, the organization has developed 39 rental units, with 23 additional units currently under construction. Additionally, three single-family homes were developed, all of which have been sold and now provide housing for middle-income Nantucket families. This new position will help Housing Nantucket expand its ability to create sustainable, high-quality housing that meets the island’s needs.

The Development Project Manager will lead all phases of affordable housing development, from site acquisition through construction completion, with guidance from our Executive Director and other consultants. The position includes managing multiple projects, handling permits, and building relationships with contractors and stakeholders to ensure successful project delivery.

Responsibilities

Develop a Pipeline of Housing Projects

  • Identify and secure potential development sites, including town-owned land through the RFP process.
  • Conduct feasibility analyses, coordinate pre-development work, and secure financing for new projects.
  • Establish and maintain relationships with community leaders, funders, and stakeholders to identify opportunities for partnerships.

Manage Projects from Conception through Completion

  • Oversee all aspects of pre-construction, coordinating with architects, surveyors, general contractors, and other professionals.
  • Ensure projects align with budgets, timelines, and Housing Nantucket’s mission of creating housing permanently attainable for the year-round community.
  • Negotiate and manage contracts with architects, engineers, and contractors, ensuring accountability to high standards.

Secure Funding and Regulatory Approvals

  • Prepare and submit applications for public and private funding sources.
  • Manage the zoning and permitting process, working with local officials to ensure compliance.
  • Represent Housing Nantucket at community meetings, fostering local support for projects.

Support Long-term Property and Portfolio Management

  • Collaborate with the Executive Director to establish asset management strategies.
  • Coordinate with property managers to ensure successful handover of completed rental properties and effective long-term management.
  • Provide ongoing support for the long-term management of Housing Nantucket’s rental portfolio.

Qualifications

  • Strong background in project management with a proven ability to manage multiple priorities and meet deadlines.
  • Minimum of 3 years experience in affordable housing development or a related field.
  • Experience with permitting, financing, and construction management.
  • Familiarity with Low-Income Housing Tax Credits, MassHousing, Massachusetts Housing Partnership (MHP), and local private lending institutions.
  • Possession of an unrestricted Contractor Supervisor License (CSL).
  • Bachelor’s degree in urban planning, real estate, or a related field preferred; equivalent experience accepted.
  • Excellent interpersonal skills, with experience in building relationships with diverse stakeholders.
  • Knowledge of Nantucket’s affordable housing and regulatory landscape is a plus.
